Davis and Petrucci Secure 181K Square Foot Lease Agreement with AMS Fulfillment at Class A Industrial Site in Delaware

BEAR, DE (June 11, 2025) – The Davis Companies (Davis) and joint venture partner J.G. Petrucci Company, Inc. (Petrucci) today announced a ten-year lease agreement with AMS Fulfillment (AMS), a full-service third-party logistics provider, at its 28-acre joint-venture industrial warehouse site currently under development at 710 American Boulevard in Bear, Delaware. AMS will lease 181,074 square feet within the Class A speculative industrial development upon its delivery in Q3 2025, representing approximately 50 percent of the project’s overall footprint.

The site is strategically positioned in one of the most dynamic and high-demand submarkets within the Greater Philadelphia region. Its location in the Mid-Atlantic corridor will provide AMS direct access to a strong labor market and key transportation routes such as Route 40, I-95, I-295 and the New Jersey Turnpike. The development is also within a 150-mile radius of major port cities, including Wilmington, Philadelphia, New Jersey and New York City. Upon completion, the site will feature 361,770 square feet of premier Class A warehouse and
distribution space.

Designed for high-performance logistics, the facility will include 68 overhead loading dock doors and 3,150 square feet of fully built-out office space. Tenants will benefit from 30-foot candle lighting and 36’ clear heights throughout the warehouse. Additionally, the project aims to achieve LEED certification and will accommodate extensive parking with more than 50 trailer spaces and over 250 spaces for cars.

This lease agreement is the latest milestone in Davis’ growing industrial vertical, which includes strategic investments across major Mid-Atlantic, Northeastern and Southern markets with recent activity in Virginia, Massachusetts and Georgia. The firm has acquired and/or developed more than 14.7 million square feet of industrial and self-storage properties nationwide.

 


 

Philadelphia, PA (June 11, 2025) A joint industrial venture between J.G. Petrucci Company Inc. and The Davis Companies has landed its first tenant, leasing nearly half of a 28-acre Delaware spec development.

AMS Fulfillment, a Southern California-based logistics company, is taking more than 181,000 square feet in a 10-year lease at the 361,770-square-foot development under construction in Bear. The site at 710 American Blvd. is expected to be completed later this year.

The deal is one of the largest in the region this year. Just three leases in the Philadelphia area outstripped 181,000 square feet in the first quarter, according to Colliers research, and none were in Delaware.

AMS Fulfillment also has a Delaware warehouse location in Newark and two in New Castle, along with one in New Holland, Pennsylvania.

Boston-based Davis Companies and Asbury, New Jersey-based J.G. Petrucci broke ground on the project in September 2024. The 710 American site sits next to a Dots Foods redistribution center about eight miles from I-95.

When finished, the sprawling warehouse will include 3,150 square feet of office space along with 50 trailer parking spaces and 250 car parking spaces.

At over 360,000 square feet, the project represents more than a quarter of the 1.53-million-square-foot industrial development pipeline in New Castle County, according to Colliers. The average asking rate for industrial leases in the county is $11.22 per square foot.

David Allen, a senior vice president at The Davis Companies, called the Greater Philadelphia region “one of the most rapidly growing industrial submarkets in the Mid-Atlantic.”

Philadelphia ranked as the fourth-strongest industrial market in the nation in the first quarter, according to a report from CommercialCafe. It followed Phoenix, Houston and the Inland Empire in California and was four spots ahead of any other Northeast or Mid-Atlantic market. The Philadelphia industrial market’s first-quarter vacancy rate of 7.9% was the lowest on the East Coast outside of Bridgeport, Connecticut, according to the report.

The lease agreement with AMS Fulfillment comes on the heels of Performance Team’s 1.2 million-square-foot lease at Box Park Logistics Center in Cinnaminson that marked the largest industrial lease in Greater Philadelphia this year. Prior to that, US Elogistics signed a 518,000-square-foot least at the Keystone Trade Center in Fairless Hills, which is also set to be home to a major data center for Amazon, part of the e-commerce giant’s recently announced $20 billion investment in Pennsylvania.
