A Harlem-based preschool will open its second location after leasing the entire retail space at a luxury, fully-electric building in the neighborhood.
Little Legacy Village Preschool will occupy a 2,500-square-foot space located at 1975 Madison Ave, one block north of 125th street. The preschool is expected to open later this year and will be the main ground-floor tenant in the luxury, 97-unit building. Thirty of those units are reserved for individuals who make 130% of the area’s median income.
The lease is for 10 years while asking rent was $50 per square foot, according to someone involved with the deal.
MOD Commercial Realty’s Eddie Mamiye and Meyer Dagmy represented Little Legacy Village Preschool. This will be the school’s second Harlem location.
“We are proud to have helped Little Legacy Village secure their second Harlem location, and to expand access to quality early childhood care in an underserved community,” Mamiye said in a text message.
The landlord, The Davis Companies, was represented by Meridian Retail Leasing’s Noam Aziz in this deal.
“Welcoming Little Legacy Village Preschool to the ground floor is especially meaningful, as it brings a family-focused, community-serving use into the building and enhances the everyday living experience for residents and neighbors alike,” said Stephen Skolas, Managing Director and Head of Residential Development at Davis, in a statement.
The eight-story residential building, which was designed by DXA Studio and developed by The Davis Companies in partnership with Eloise Capital, features energy-efficient heating and cooling systems, LED lighting throughout, and high-efficiency appliances. 1975 Madison is fully electric, meaning that there are no gas lines, no fossil fuels used, and significantly reduced operational emissions, according to its website.
Notable amenities at the building include a penthouse lounge offering grilling stations, lounge seating and hammocks, and private green space, a fitness center, a pet spa, and a parking garage.
