The Mark is a ground-up, luxury condominium building in East Boston, MA that provided Davis with the opportunity to develop a multifamily property on one of the few remaining undeveloped parcels of land in the prime waterfront location in East Boston.
Given the property’s highly coveted location along the water, consumer demand for the new product, positive social sentiment, and potential future value were determined to be substantially higher than other offering’s in Greater Boston/East Boston neighborhoods.
Execution
After exploring a variety of scenarios in the development process, Davis pursued a business plan to bring to life a residential condominium project that would include 107 luxury units. Davis was able to orchestrate a business plan that would allow it to achieve the desired permitting, proceed with the construction process, and begin a successful presales and marketing campaign.
By taking advantage of the property’s unique waterfront location, the team put into action plans to incorporate an architectural design package that would include a high-end amenities as well as a ground floor retail to appeal to an audience looking to pay a premium for a niche product.
Given the property’s ease of access to Downtown and the Seaport, the Mark outpaced expectations early on with a successful 50 percent of the units under agreement with over a year left in the construction timeline at beginning of 2020.
