38,759 SF lease by biotech company boosts high-quality life science cluster, Phase II construction commences

Boston, November 6, 2020 – The Davis Companies (TDC) today announced that biotechnology company Ginkgo Bioworks has leased 38,759 square feet of laboratory and office space at 10 Wilson Road, located within TDC’s Quad campus in Cambridge, Massachusetts. With the addition of Ginkgo Bioworks, all of the newly-constructed space on the growing campus is now fully leased to leading life science, biotechnology and technology companies.

The Quad is a planned 510,000 RSF campus located just minutes from the Alewife Station on the MBTA Red Line. When completed, the campus will consist of four new and redeveloped life science/lab/R&D buildings – 10 Wilson Road, 75 Moulton Street, 101 Smith Place and 40 Smith Place. With the recently delivered space at both 75 Moulton Street and 10 Wilson Road now fully leased, TDC is planning to break ground on the 155,000-square-foot 101 Smith Place in early 2021. An additional 248,000 RSF at 40 Smith Place is planned for construction in 2023.

Headquartered in Boston, Ginkgo Bioworks’ cell programming platform is enabling the growth of biotechnology across diverse markets, from food to fragrance to pharmaceuticals. Ginkgo is also actively supporting a number of COVID-19 response efforts, including community testing, epidemiological tracing, vaccine development and therapeutics discovery. In September of 2019, Ginkgo raised a $290 million Series E round bringing the company valuation to more than $4B, making it the most valuable venture-backed startup in Boston at the time.

Civetta Therapeutics is a biotechnology company focused on developing therapeutics for cancer and other diseases.

The Davis Companies Sells Alewife Research Center In Cambridge To HealthPeak For $332.5 Million

BOSTON – The Davis Companies announced the sale of the Alewife Research Center , a newly developed Class A laboratory building located at 35 CambridgePark Drive in Cambridge, MA to Healthpeak Properties Inc.

Vice Chairman Edward Maher, Executive Managing Directors Matthew Pullen and James Tribble and Director Samantha Hallowell of Newmark Knight Frank’s (NKF) Boston Capital Markets team – which is led by Co-Head of U.S. Capital Markets Robert Griffin – oversaw the transaction with a reported sale price of $332.5M.

Developed by the Davis Companies in partnership with Invesco and completed in November of 2018, Alewife Research Center (ARC) is a state-of-the-art, 224,305-square-foot life science building with a 331-space parking garage.

The property is presently 100 percent leased as a headquarters or mission-critical facility for five biopharmaceutical/biotechnology companies: Eisai, a global pharmaceutical firm headquartered in Japan that has established “The Eisai Center for Genetics Guided Dementia Discovery” at the ARC; Syros Pharmaceuticals, a company focused on controlling genetic expression; Ribon Therapeutics, a biotechnology company focused on discovering and developing small molecule inhibitors to block cancer cells’ ability to survive; Codiak BioSciences, a leader in the emerging field of exosome therapeutics, and Glympse Bio, a pioneer in the field of disease monitoring.
