A long-held self-storage and warehouse facility in Syosset has sold for $15.675 million.
The former 40,344-square-foot Syosset Self Storage property on 3.48 acres at 475 Underhill Road had been owned by Bader Brothers LLC for decades.
The buyer is a joint venture between The Davis Companies and self-storage owner-operator GoodFriend Storage and the Syosset facility is now operating under the GoodFriend brand.
The Syosset facility has 467 self-storage units and 88 outdoor parking spaces and an expansion capability of 34,000 square feet, according to a company statement. The new owners plan on a conversion of the warehouse and enhancements to the property that will optimize functionality and increase capacity.
“Developing a programmatic partnership with GoodFriend has been a key goal for us for some time,” Kevin Wong, vice president of Investments at Davis, said in the statement. “The venture represents an opportunity to expand our self-storage portfolio in the Long Island market with a partner that brings invaluable experience and a deep understanding and long history of surrounding market.”
The Syosset facility is GoodFriend’s third on Long Island, following others in New Hyde Park and East Hampton.
GoodFriend Storage executive Marc Slayton added: “Partnering with Davis allows us to leverage our operational expertise while jointly expanding the storage capacity at this well-located facility. This joint venture reflects our commitment to delivering high-quality storage solutions to meet growing demand across Long Island and the greater New York market.”
Founded in 1976, Boston-based Davis Companies has invested in $13.5 billion in gross asset value through real estate equity, debt and fixed-income securities, according to the company. Davis owns a real estate portfolio of about 12.4 million square feet of healthcare and life science, industrial, retail, office, and hospitality properties, as well as more than 5,700 residential units across the U.S.
